Residential Conveyancing
Our residential property team, led by Andrew, has many years' experience within the field, handling both freehold and leasehold transactions and covering all aspects of property work.
Andrew and team can also advise on the most suitable way to hold a property for your personal circumstances, offering clear and friendly guidance at every stage of your transaction.
Our conveyancing team stays close to local issues and has built strong working relationships with estate agents and solicitors across the Chatham area, helping transactions run smoothly through to completion.
Buying and selling a home can be one of the most stressful, and often the most expensive, transactions most people ever go through. At Olive Solicitors, our experienced team manages the process from start to finish and keeps you informed at every step.
We give straightforward answers to your questions and work efficiently, taking a proactive approach so nothing is left to gather dust.
Our promises to clients:
-
Every member of the team is friendly, respectful and attentive at all times
-
We listen to your concerns and explain the options available to you
-
We're upfront about costs from the very start of a transaction
-
We respond to communications promptly
Unless a matter becomes unusually complex or drawn out, we work on a fixed fee basis, with costs agreed clearly at the outset. Below are our guideline fees. We'll always let you know in advance if complexity is likely to push costs higher.
Guideline fees for freehold sale and purchase
If you are purchasing a leasehold property, additional fees may arise for example a landlord’s notice of assignment. We will confirm the amount involved, if any, as soon as we are made aware of this by the management company. Such costs are usually in the region of £250 plus £50 VAT.
In all addition to the above there will be a cost for disbursements. These are charges payable to third parties, eg HM Land Registry or search providers. We will deal with these payments on your behalf as part of the conveyancing process and the cost of these will be advised when you request a quotation.
The third party fees may be subject to change if, for example, as a result of the search enquiries you require additional searches to be carried out, for example a coal mining search of a tin mining search.
